MBA on Financial Management

This Indian looking guy with the Queen Slang is delivering this lecture.

Got a bit confused with the rights issue topic.

Theoretical Rights Issue Price
Cum-right price
Ex-right price
Value of Rights

If I have RM3 price of 1000 share. and it get rights for 1 for 4 at RM2

I need to pay RM2 for 25o share. I paid RM500.

My final wealth is RM2.8 x 1250 = RM3500.

If I have RM3 price of 1000 share and it get rights for 1 for 4 at RM2

Instead I sell all the rights at RM.80 (that's the max i could sell anyway) - I got RM.8 x 250 = RM200. My final wealth is RM2.8 x 1000 + 200 = RM3000

If I don't do anything the price will end up at RM2.8, and my wealth goes down from RM3000 to RM2800.

If I sell half of my rights and exercise the other half
I pay RM2 x 125 = RM250
I got RM.8 x125 = RM200
My final weatlh is 1125x2.8 +200 = RM3350???

Those are wrong answers!!! What's wrong with my understanding here.
